What is the purpose of a purchase tour?
The purpose of a purchase tour is to familiarise you with the areas that you have shown interest in. Our tours are based on the information you have already given us. Remember, buying a property in Spain is no different from buying a property at home, it should be thought over carefully and in a relaxed environment. At no point will you be pushed into buying a property, so rest assured our approach is relaxed and understanding.
What is the procedure for buying a property in Spain?
The procedure for buying a property in Spain is actually very straightforward. In the case of a new property there will be a deposit (usually €3,000 or £2,000) followed in 30 days by a payment of 25% of the purchase price. This is followed in a further 60 days by another payment of 25% and then the remainder on completion. This is the standard guideline used by a large number of builders in Spain and do vary slightly.
On resale properties, there is usually a deposit of €3,000 or £2,000 followed in two weeks by an advance of 10% of the purchase price with the remainder on completion. Resale payments will vary subject to the vendors' requirements.
Can you arrange mortgages in Spain?
Yes we can arrange mortgages with various banks. The maximum at present is 80% of the value, but you must remember if you have stage payments to make the banks will not normally cover these.
Is my money protected with a builders' bond?
In the cases where the builder does not give a bond, we will offer you the chance to take out a bond. Again, this is an optional service that, for your peace of mind we recommend.
What after sales service can I expect to receive?
At SK we believe that our after sales is the most important part of our job! There is a small charge for this service but we believe it is vital we offer you this so that we may act on your behalf here in Spain. We will act for you in contacting banks, solicitors and builders. We will keep you updated throughout the build time and we will ensure your move is as smooth as possible.
Can I speak to a lawyer in Spain?
Yes. We advise all of our clients to meet with an abogado for your own peace of mind. We want you to know/believe you are in safe hands and that we are here to help you.
Are there any builders' guarantees with the property?
Yes, all new build products come with a 10 year internal and external guarantee.
If I buy a new property how long will I have to wait?
New properties do take time to build. You may be lucky to be able to buy a property that is nearly completed but in general expect a new property to take between 6 months and two years.
